If you own property in East Texas, you have an excellent investment, whether it is your full time
home, or just a weekend getaway from the city.  If you have owned in this area for more than
a few years, you have seen the land values progressively moving up as more and more people
are choosing to move to, or own land in a more rural setting.  The beauty and quiet, the
small town values, the good schools, and friendly folks have contributed to this increase
in value.  Since we have moved into the 21st Century, more and more people are
realizing that Texas is one of the last great opportunities to own a piece of land
that offers the benefits of the country and still have the convenience of
proximity to the city.  East TX is especially prime for these buyers because
of the proximity of the DFW metroplex and the beauty of the land.

Kaufman County has been experiencing a long span of increased value due to
the commuter market who want to live in the country, but still work in Dallas.
Excellent Texas highways allow you to live in Kaufman County and be to work in
Downtown Dallas in about a half hour.  That popularity and increased land value has
reached a crescendo in the Forney area where land prices have grown exponentially as
builders buy up the acreage size tracts to build large custom neighborhoods.  Forney has
moved from a nearby "country neighborhood" to the next big Dallas suburb.   As a result
buyers who want to buy some acreage for a home or getaway are looking further
East to fulfill their dream of owning land.  Buyers from out of state have begun to invest
in Texas land in a big way.  They are earning a healthy profit on their land and home sales
in California, Florida, Colorado or New York and coming to Texas where they can
get land for a much more reasonable amount.  East TX is not the only area of growth, of
course.  The Hill Country has long been a mecca to out of state buyers.  Also land North, West
and South of Dallas have been selling at boom prices.  Land around McKinney, Pilot Point,
and Denton is priced much higher than East Texas.  For that reason, buyers are looking
this way to get the best buy for their money. 

The soil in Van Zandt, Henderson & counties to the East is mostly sandy loam.  The aquifer under most
of the region is one of the best and the rolling hills and lakes make East TX a natural for lovers of
beauty and investors that recognize a great value and an opportunity for appreciation of value.

If you own land and want to sell some of it to realize the appreciation of its value, then you should
study the land price data shown on this website to help you determine about what your property
is worth.  Be realistic if you want to sell the land in a timely manner.  Most buyers will borrow
the money for the land.  In order to purchase your property, it will need to appraise for the
price the buyer is offering.  The appraisers will use the same sales comps you have seen
on this website.  Even if the buyer is paying cash, he will want to pay only what is
a fair price for the land.  Few buyers will pay more than an appraisal price for land
just because they "love" it.  They may find another tract just as beautiful that
